Included seller-owned infrastructure consists of one modified 45-foot shipping container providing a seller-reported approximately 450 square feet of indoor cultivation space, one brand-new air-conditioning unit, a Starlink panel and modem, and a six-camera Lorax security system with monitor.
The seller reports that the pin has sufficient physical space for approximately three or four additional shipping containers. This may create an opportunity to develop additional cultivation areas within the Tier 1 canopy limitation, subject to landlord consent, available utility capacity, permitting and WSLCB approval.
Washington Tier 1 producers may operate up to approximately 4,000 square feet of approved plant canopy. The site gives an incoming operator the ability to design its cultivation platform around its preferred lights, HVAC and production methodology.
